The American Dream Grant Program is a Local Housing Counseling Agency (LHCA) that provides housing counseling and education services directly through its main office in Los Angeles.
The program has provided housing counseling services to over 2,500 individuals and families. This counseling has played a crucial role in empowering these clients with the knowledge and skills needed to navigate the complexities of the housing market, understand mortgage options, and make informed decisions towards achieving homeownership, and maintaining it.
Homebuyer Education is the first step in buying a home. These classes help you prepare to purchase a home, avoid pitfalls, and take advantage of opportunities in the purchasing process.
We provide first-time homebuyers (HUD Definition: anyone who has not owned a home in the past three years) with personal one- on-one support through the homebuying process and develop steps to become successful homeowners. With the assistance of our Housing Counselors, clients will work to become "mortgage-ready."
Through the development of real-life financial skills, counseling empowers families to be financially responsible as homeowners in order to maintain the American dream .
Our counseling sessions include a detailed credit counseling financial work-up comparing income to expenses to determine the deficit between the two entities. After making this comparison, we explain to the client how to effectively create an affordable household budget, develop a plan of action to reduce and consolidate household debts, and identify ways to increase income.
We support homeowners in navigating the complex process of foreclosure. Homeowners facing foreclosure do not have to face this complicated process alone. Our homeownership counselors can help you navigate the challenges of bringing your mortgage out of forbearance and support you in considering your options moving forward.
We offer support for households facing housing instability, such as eviction or sudden loss of income. One on one session to analyze your housing and financial options.
